Dubai mortgages: compare fixed-rate offers carefully

Banks are competing for Dubai mortgage clients with more fixed-rate programmes and flexible structures, while approval still depends on the applicant and property. Compare the full cost, not only the advertised rate.

Competition does not mean automatic approval

A bank may offer several mortgage structures, but every application is assessed on its own information. Stable income, existing commitments, credit history and residency status can affect eligibility, pricing and the approved amount.

Fixed rate needs a time period

“Fixed” describes the agreed pricing period, not necessarily the entire life of the loan. Ask when the fixed period ends, what formula applies afterwards and whether early-settlement or restructuring charges apply. Get the terms in the bank’s formal offer.

Compare the complete cost

Compare the annual rate, processing fee, valuation, insurance, required account arrangements, down payment and total scheduled repayments. A lower advertised rate can have a different fee structure, so the monthly payment alone is not a sufficient comparison.

Ready property and off-plan are different

Financing a completed property and financing an off-plan purchase can involve different bank processes, valuations, developer arrangements and release stages. Confirm that the bank’s product is designed for the property type you are buying rather than assuming that every offer applies equally.

Check the UAE regulatory framework

The Central Bank of the UAE sets supervisory standards for banks and publishes financial-stability and consumer information. A regulator’s framework does not promise approval for an individual borrower: the lender still completes its own affordability, documentation and property assessment.

Approval is only the first step

Request comparable written offers, check the validity period and recalculate the budget if the rate changes after the fixed period. We can help organise a Dubai property and residency route, while the bank remains responsible for its credit decision and terms.
