Dubai rent: 12 cheques can mean a higher annual price

More Dubai landlords are offering 12 cheques instead of the traditional one to four. The monthly instalment may make a home easier to budget for, but the annual rent can be higher, so compare the complete contract value.

What 12 cheques changes

A tenancy may be divided into 12 scheduled payments rather than one, two, three or four cheques. This is a payment arrangement negotiated between the parties, not a universal Dubai rule. The number of cheques should be written clearly in the tenancy contract.

The monthly figure is not the full price

A lower-looking instalment can hide a higher annual commitment. Add every scheduled payment for the full term and compare that total with the price offered for fewer cheques. Also check whether agency fees, deposits, utilities and other contract charges are separate.

Compare like-for-like homes

Payment flexibility is only one part of the decision. Compare the same property, lease term, furnishings, parking, maintenance responsibilities and included services. A 12-cheque offer is not automatically more expensive or cheaper; the actual contract figures decide.

Check the contract and registration

Before signing, confirm the rent, payment dates, late-payment terms, deposit, renewal wording and the process for recording the tenancy. Dubai Land Department and RERA provide official tenancy services and information; use the current government route for the relevant property and contract.

Use the official rent tools

The DLD Rental Index can help with a market-rent reference for an eligible Dubai property, but it does not set the number of cheques or replace the signed agreement. Treat a calculator result as a reference and check the property details carefully.

A simple decision check

Write down the annual total, every due date and all additional costs before you commit. We can help you organise the figures and documents for a Dubai relocation or rental decision, while the final terms remain those agreed with the landlord.
