Golden Visa in Dubai
The UAE Golden Visa offers eligible applicants renewable residence for 5 or 10 years, depending on the category and authority. Grounds may include investments, property, achievements and other recognised categories. The specialist partner assesses the grounds, reviews documents and supports the application, medical checks, biometrics and Emirates ID. We coordinate communication. No local sponsor is required and absences exceeding six months are permitted. This is residence, not citizenship; the authority decides. The partner quotes the price individually.
What the Golden Visa gives — and what it does not
The Golden Visa is a self-sponsored residence status: you are not tied to an employer, and longer-than-six-month absences from the UAE are permitted. Depending on eligibility, family members may be sponsored under the holder’s file. It is a residence permit, not UAE citizenship or a passport, and it does not itself grant a right to work in any role or a trade licence. Banking, mortgages and insurance products remain subject to each provider’s own assessment and discretion.
Investor categories: investment and tax evidence
The public-investment category includes investments from AED 2 million, such as a fund deposit or company capital supported by documents accepted by the authority. Official requirements also list an interest in an establishment paying at least AED 250,000 in annual taxes. These are tax payments, not a residence purchase price. The specialist partner checks the category, evidence and duration before submission.
Property owners
Property routes generally require value from AED 2 million under the registration emirate’s rules. Mortgaged or off-plan property is considered only where accepted, with the required bank or developer letters. A purchase alone does not guarantee a ten-year visa. The specialist partner reviews title, valuation and financing.
Entrepreneurs, exceptional talents and students
Entrepreneurs, talents and students have separate grounds and recommendation requirements, including project approval, a relevant authority’s recommendation or academic evidence. The specialist partner identifies the applicable category, competent authority and required evidence.
Family members and household
Spouses, children and in some cases other relatives may obtain residence if eligible. Each needs a separate application, relationship documents and applicable medical, insurance and biometric steps. The specialist partner prepares family files and checks consistency of names, dates and relationships.
Renewal and keeping the status
The Golden Visa is renewable as long as the holder continues to meet the conditions of the category: the investment is maintained, the property is still owned, or the endorsement remains valid. Renewal again involves current documents, medical and biometrics stages where required, and health insurance where applicable. We recommend checking the basis well before expiry, especially after selling a property, restructuring a company or changing investments.
Fees and our approach
Fees, medical checks, Emirates ID and insurance depend on the category, emirate and family. The specialist partner quotes the package after assessing genuine assets and achievements and confirms inclusions and extras before payment. The authority decides approval, visa duration and processing time; approval is not guaranteed.

Frequently asked questions
Is the Golden Visa always issued for ten years?
No. It is issued for 5 or 10 years depending on the category and the issuing authority. Property files in particular should not be assumed to result in a ten-year visa.
Is the Golden Visa the same as UAE citizenship?
No. It is a long-term residence permit. It does not grant UAE nationality or a UAE passport.
Can I live outside the UAE for long periods?
Golden Visa holders are permitted to stay outside the UAE for more than six months without the residence being cancelled for that reason alone.
Does buying a property worth AED 2 million guarantee the visa?
No. Eligibility depends on emirate rules, valuation, ownership structure and financing evidence, and the authority makes the decision.
Can I include my family?
Often yes, subject to eligibility. Each relative needs separate documents, attested certificates, and medical, insurance and biometrics stages where they apply.
How much does the service cost?
Price on request. After assessing the profile, the partner quotes fees, medical checks, insurance and Emirates ID for the category, emirate and family.
